Payment Options

 Fees can be paid via the resident portal, to the office, or by mail

Fees

Monthly HOA Dues - Varies

  • HOA fees are due on the first of each month with a grace period until the 5th.  
  • $25 Late Fee - Assessed on the 11th 


Maintenance Labor - $90/Hour 

  • For any non-emergency maintenance requests, please submit your request via the resident portal
  • Our maintenance staff is available 24 hours a day in case of emergency concerns. For after-hour emergencies, please call 1-888-805-8550
  • After-hours are between 5:00pm-8:00am
  • After-hours emergencies include: Fire (call 911 immediately) Flooding, Active Water Leak, No Heat, No Power, & Lockouts


After-Hours Lockout - $250

  • If you are locked out of your unit after office hours, you can call the emergency maintenance number for assistance ($250 fee)


Replacement Fobs - $25 

  • Gray fob: Tower 300 replacement fobs cost $25
  • Blue fob: To replace the fob for the property common areas, please refer to the AMP office in the Building 250 next door


Mailbox Lock/Key Replacement - $45 

  • The cost to replace a mailbox lock is $45 plus labor. New locks come with 2 keys.


Unit Lock/Key - Varies  

  • The cost varies per lock


Package Storage Fee - $5/late day (after 14 days)

  • You have 2 full weeks (14 days) to retrieve your package from the Package Concierge Locker System. 
  • Please see the "Package Concierge" section of the Association Handbook for full details.

  

Bulk Trash/Special Pick-Up - $60/ Item, 2 item Minimum 

  • Detroit Disposal will not pick up BULK ITEMS of any kind. Examples: All furniture, mattresses and box springs, appliances, old computers, etc.
  • Therefore, you must contact the front office to arrange a special pick-up.


Move-in/out Security Deposit - $500 (fully refundable upon satisfactory inspection)

  • $500 must be collected prior to your move.
  • The RFC management will inspect Common Elements once your move is complete and should no damages be found, the full security deposit is returned same day. 

Fines

 Upon violation of any of the provisions of the Condominium Documents, the following is the new fine schedule effective 12/1/2024.

  1. FIRST VIOLATION - Up to $50
  2. SECOND VIOLATION - Up to $100
  3. THIRD VIOLATION - Up to $500
  4. FOURTH VIOLATION AND ALL SUBSEQUENT VIOLATIONS - Up to $1,000

The number of the violation (i.e. first, second, etc.) is determined with respect to the number of times that a Co-owner violates the same provision of the Condominium Documents, and is not based upon time or violations of entirely different provisions. In the case of continuing violations, a new violation will be deemed to occur each successive week during which a violation continues. Nothing in this Article shall be construed as to prevent the Association from pursuing any other remedy under the Condominium Documents and/or the Michigan Condominium Act for such violations, or from combining a fine with any other remedy or requirement to redress any violation.


At All Times:  Co-owners are responsible for the behavior of their visitors, guests, relatives, contractors, and tenants.
